Steinbach City Council has given third and final reading to a rezoning bylaw for the new development behind the Clearspring Centre.

Council recently held a public hearing to allow residents to provide feedback regarding Penn-Co Construction’s rezoning request for the Park Road West development.

The bylaw will see a portion of the development rezoned from Residential High Density (RHD) to Commercial Corridor (C3). Another section will be rezoned from medium-density housing to high-density.

The development will also be expanding as a strip of land between the Clearspring Centre and this new development will be rezoned from Development Reserve 1 (DR1) to C3 and RHD.

Chief Administrative Officer Troy Warkentin says this rezoning bylaw is essentially an amendment to the original proposal noting "this area was rezoned initially upon the first application for development and this is to further refine the plan."

Councillor Michael Zwaagstra says this development will still include a good mix of housing options, a variety of services, beautiful park space and exciting commercial opportunities.

"As the letter from the applicant states, the commercial lots will provide additional development opportunities. It is going to include the new office headquarters for Penn-Co Construction which means a new business within Steinbach, located right within our city and then. I think it is an exciting development."

Mayor Earl Funk notes he is also pleased with Penn-Co's intention to move to Steinbach.

"Penn-Co is a large company and they are going to be moving their head office to our community and I think when large companies come to our community and they put in an office and they bring all of their workers, every day, all day to our community, it can only be good. It sells houses, it sells groceries, commodities, everything. I think it is great and it helps us build our community."

Only surface work has been done at the new development so far.

The original zoning can be seen on top with the update plan on the bottom. The highlighted second indicates the newly added portion of this development in addition to the other changes that can be seen.
