Five years after a new street was built in Mitchell, construction has remained very quiet. But that is about to soon change.

The street is located north of Highway 52 and off Centre Street North. Jeremy Neufeld is Planning Manager for the Rural Municipality of Hanover. He explains there are seven commercial lots down that street. The first four lots are owned by Clearview Co-op, which includes the lot containing the gas station. The next three lots are still unsold.

That street is zoned commercial and Neufeld says they are fully serviced and ready for construction.

"There are three lots that are yet to be sold and hopefully we will see some people wanting to locate their businesses there in the near future," says Neufeld.

But there should be some construction activity along that street happening in 2020. That is because Clearview Co-op is building a new site. General Manager Henry Nickel says it is time to replace the existing gas station, which has been around since 2004.

"The site is looking very tired that we have there today," says Nickel. "And it's very small."

Nickel says the goal is to break ground in spring of 2020. The plan is to build a four island gas bar, convenience store and five bay wand car wash.

"The intention is to complete the new site before we take down the old one, just to continue service throughout," says Nickel.

According to Nickel, the Mitchell gas station is very busy. He says the new convenience store will be similar in size to their Stone Creek location along Highway 12 in Steinbach. He says once complete they will probably hire some additional staff. He expects the project to wrap around October of 2020.
