Steinbach will soon see a new commercial development near the intersection of Loewen Boulevard and Highway 52 where it becomes Main Street.

The property in question is between Loewen Windows and Auto Parts Central formerly known as Birch Auto Farm Supply. Local businessman Les Spence had previously proposed building a sports centre on the site going so far as to conduct a community survey to gauge community interest.

The latest plan was submitted by Schinkel Properties and required a variance to go forward.

Council recently held a public hearing for the variance request. Councillor Michael Zwaagstra says the variance would allow for one of the two buildings in the plan to have a 10-foot front yard setback instead of the 25 feet that are required in a C3 or Commercial Corridor Zone.

"The property that is directly across the street, those properties are zoned C2 which is Commercial Community and they can have a front yard setback of zero feet. It doesn't look like there will be any negative impact on neighbouring properties which is likely why we don't have anyone here that is objecting."

The building that requires the variance will front onto Highway 52 across from Snap Fitness. The property has access onto both Highway 52 and Loewen Boulevard.

Council approved the variance unanimously.
