The second attempt to rezone 14 Ellice Avenue was successful.

In July 2020 developers applied to rezone the property from Residential Low Density to Residential Medium Density to accommodate a 6-plex. The plan received significant opposition from neighbouring residents and was denied by council.

"Council did give this bylaw second reading, however, due to the number of objections that were filed, administration took that file back for further review just to verify whether or not there were sufficient objections to warrant further referral to the Manitoba Municipal Board. Administration has determined that there were insufficient objections," notes Warkentin adding "Therefore, city council may proceed to give third reading."
