Steinbach still a seller's market, as average house sale tops $400K
It is a great time to be selling a home in Steinbach. That is according to Jeremy Davis with the Winnipeg Regional Real Estate Board. Davis says the number of sales per listing is quite high. He notes that means there is high demand and not a lot of supply, which typically contributes to rising prices. Davis says that in the first three-quarters of 2025, there were 154 multiple listing service (MLS) sales in Steinbach. He notes that is the same amount as what happened in the first three-quarters of 2024. Across the region, MLS sales were up four per cent over last year. Davis says September ended up being stronger than normal for the region. "I would say the biggest factor is probably the Bank of Canada interest rate cuts," says Davis, suggesting why September was such a strong month. On September 17th, the Bank of Canada announced it had lowered its key lending rate by a quarter point to 2.5 per cent. That was the first adjustment since March of this year. In April 2024, interest rates were at five per cent. As for listings, Davis says those were down slightly in Steinbach year over year. There were 211 by the end of September this year, compared to 217 during the same period a year ago. Davis notes that across the market region, listings were basically identical. The average selling price of a single-family home in Steinbach is up eight per cent over last year. Through the first nine months it was $407,100 compared to $377,022 in 2024. "This matches what we saw across our market region with an eight per cent increase to single-family," says Davis. The highest-priced sale in Steinbach so far in 2025 has been just over $800,000, which is exactly the same as last year. According to Davis, through three-quarters, Steinbach led the way in single-family detached MLS sales, of all areas outside of Winnipeg. He notes the average selling price for a single-family home in Steinbach was about $60,000 more affordable than the average in Winnipeg and about $47,000 more affordable than across the market region. Meanwhile, the condominium story this year is very similar to 2024. Through the first three-quarters of 2025, there were 34 sales from 36 listings. During the same period in 2024, Davis says there were 35 sales from 37 listings. The average selling price for a condominium this year is $249,838 compared to $228,913 in 2024. Davis says that is a nine per cent increase, which is well ahead of the two per cent increase across the market region. The highest priced condominium this year has been just over $420,000, compared to just over $390,000 in 2024. Davis says through the first three-quarters, condominiums were about $33,000 more affordable in Steinbach than across the market region and nearly $30,000 more affordable than in Winnipeg.
