Second time's a charm for a cabinet maker from Hanover.

Andreas Esau appeared before council in July, looking to build a shop at 14 Sterling Drive, which is a Rural Residential area south of Mitchell. Reeve Stan Toews says council denied the request because the business did not fit that residential area.

Esau was back before council on Wednesday, this time wanting to build the same size shop at 125 Westland Drive, southeast of Hanover's municipal office building. The request was for a shop that is 1,750 square feet in size.

Hanover's Planning Manager Jeremy Neufeld says under most circumstances an application like this in a rural residential area would raise concern from administration. However, he says this is a different scenario. According to Neufeld, directly across the street is a large shop used for a home business. Immediately to the west is an automotive garage. Nearby, is also the Steinbach Mini-Storage RV compound.

"Council did approve it," says Toews. "Because there is other businesses of similar nature in the area already."

Two neighbours wrote letters of opposition to Hanover. Their concerns were that the area is zoned residential and that the proposed building exceeds the maximum size allowed. They also expressed concern over the additional noise and traffic that would be created.

Esau has indicated that all dust collector systems will be inside the building and that there will be virtually no noise coming from the site. He also notes that all material will be stored inside the shop.
