When it comes to the sale of single-family homes, Steinbach is lagging behind last year's numbers. However, a market analyst reminds us that 2021 was a year like no other.

Peter Squire with Multiple Listing Service (MLS) says in the first six months of 2022, Steinbach had 272 sales out of 378 listings. During the same period a year ago, there were 321 sales from 389 listings. 

"We've never seen a year like (2021) before for an MLS area like Steinbach," says Squire. "It was a record-shattering year."

In fact, Squire says if you take 2021 out of the equation, 2022 is shaping up to be by far the next best year.

The average selling price for a single-family home in Steinbach this year has been $370,070, which is well ahead of last year's pace of $322,112. RE/MAX Performance Realty has confirmed that earlier this year, a home in Steinbach resold for more than $1 million. A different home in Steinbach this year sold for more than $800,000, while there were two which sold for in excess of $700,000.

If you look at the month of June alone, there were actually more single-family homes sold this year than in 2021. Squire says there were 52 in 2022, compared to 42 last year. He says more listings are being added, referring to it as a delayed spring market, due to the long and harsh winter.  

In terms of condominium sales, in the first half of 2022, there were 31 from 36 listings compared to 44 from 59 listings during the same period a year ago. 

The average selling price for a condominium in Steinbach is now just under $215,000, up from nearly $197,000 in 2021.
